Our comprehensive home inspections cover all major components of your property to ensure safety, functionality, and peace of mind.

Decks, Porches, and Driveways

We evaluate exterior features for safety hazards, structural integrity, proper attachment to the home, and drainage issues that could lead to long-term damage.

Attic

A detailed assessment of the space between the roof and ceiling, focusing on structural stability, insulation quality, ventilation, and signs of moisture or damage.

Garage

A full inspection of attached or built-in garages, checking for potential electrical issues, structural soundness, and proper operation of doors, outlets, and other components.

Electrical Systems

We inspect the electrical panel for secure connections, test outlets and switches for proper voltage and grounding, and ensure overall system safety and compliance.

Doors and Windows

We assess each door and window for ease of operation, alignment, and structural integrity, identifying issues such as sagging, drafts, or damage.

Mold Inspection (Extra / Optional)

Available upon request, we perform a targeted mold inspection to identify areas of concern and help protect your home’s air quality.

What’s Not Included in a Standard Home Inspection

While our inspections are thorough, certain areas and elements fall outside the scope of a standard home inspection.

  • Areas not visible or accessible – we do not open walls, ceilings, or floors to inspect hidden wiring, plumbing, or insulation.
  • Pest infestations – we may note visible signs or odours, but we do not perform pest inspections or confirm active infestations.
  • Building code compliance – we do not determine whether your property meets current building codes or regulations.
  • Radon testing – not part of a standard inspection and requires specialized testing.
  • Water and air quality – we do not test for contaminants or overall indoor air quality.
  • Lead-based paint – we do not test for the presence of lead-based paint.
  • Asbestos – we do not confirm the presence of asbestos in any home.
  • Swimming pools – pool structures, equipment, and safety systems are not included.
  • Irrigation and sprinkler systems – exterior irrigation and underground sprinklers are outside the scope of our inspection.
